Ending tenancy

You would have entered into an agreement with HEL to occupy the property for a certain period of time. The agreement provides certainty to both landlord and tenant and both should expect to abide by that agreement.

In practice a large number of tenants wish to stay beyond the initial period stated in the tenancy agreement. Provided no issues have arisen it is unlikely HEL will require possession of the property. Should you wish to continue beyond the original period please notify HEL. After the original period has expired you will continue on a monthly basis. When the tenant wishes to vacate they must give one month's notice. If HEL wishes the tenant to vacate HEL must give two month's notice.

HEL will not agree to an early termination of the agreement. Exceptionally if a replacement tenant acceptable to HEL can be found then an early termination may be accepted with any landlord's costs (e.g. additional agent's fees) paid, rent loss covered and damages paid for.
