Maintenance and damage

The tenancy agreement for commercial/retail premises should be clear as to the responsibility for repairs, maintenance and damage as between landlord and tenant/lessee.

For residential premises HEL is responsible for the structure of the property and general repairs. The tenant will be responsible for any damage that is a direct result of their actions. The cost of this damage (including correcting an inappropriate repair) will be deducted from your deposit. Should there be any dispute reference will be made to the Tenants Deposit Scheme.

Prior to moving into the property our lettings agents will take a Schedule of Condition with photographs. You will be given an opportunity to comment and agree amendments/descriptions with the letting agents.
